A few years ago, people spent 40% more on new homes in Perth Western Australia and the home building industry was booming with a shortage of traders and building experts. The economic shifts and changes in bank lending criteria have reduced the amount of equity value across Perth and Australia which led to cheaper home prices being sought by potential home buyers by considering building new homes. While planning approval is still very slow and should be handled by the state government, this is no longer a major factor. Our economy is still in recovery mode, with the resource sector not delivering the same blow in 2006-2007. When the land acquisition block becomes smaller and Code R (Residential Design Code) is not changed, an average 50% site closing rule applies meaning home buyers and builders can only cover 50% of blocks. If the average block is 500 square meters then the house can be sized 250 square meters, which is a decent size 4 bedrooms, 2 bathroom houses with double garage and 2 living rooms.

However, as the block headed toward 400 square meters and smaller, the obvious choice was to design and build a two-storey house. With affordability becoming a major problem, a large number of buyers are no longer interested in spending $ 500,000 or maybe they are rejecting finances at that level.
